Miami Beach is the same salt-air situation as Key Biscayne, more Art Deco buildings, and an unusual amount of rooftop pool deck work in mid-century and modern condos. Stucco here is often a softer historic mix that needs respect.
What’s specific to Miami Beach.
- Art Deco stucco — softer than modern Portland-cement stucco. Soft-wash only, neutral chemistry, low rinse pressure.
- Pastel paint — the Deco palette is fragile. We can tell the difference between mildew (will come off) and paint chalking (won’t, and we won’t try).
- Rooftop pool decks — multiple low-rise mid-century condos have rooftop amenities. We have working relationships with several maintenance teams.
- Single-family residences — concentrated in Sunset Islands, Venetian Islands, and North Bay Road. Soft-wash dominant.
What we don’t do on the Beach.
- Strip Art Deco paint. If your walls are flaking, that’s a paint contractor.
- Rooftop work without proper anchorage. We carry a roofer’s harness kit, but we only work on roofs with a code-compliant tie-off point.
