Programs we run.
- HOA Roof Programs. Annual or bi-annual soft wash for the entire community. Priced per unit. Maintains curb appeal and meets covenant requirements that increasingly mandate periodic roof cleaning in Miami-Dade.
- Multi-family common-area. Driveways, walkways, pool decks, mail kiosks. Quarterly typical.
- Storefronts & strip retail. Façades, entry concrete, gum removal, awning soft wash. Overnight windows.
- Parking structures. Concrete deck washing, stairwell deep-clean, oil stain treatment. Weekend windows.
- Restaurants. Hood-vent grease drip cleanup, dumpster pad degreasing.

What we don’t do.
- One-off “I’ll get you the proposal next week” sales theater. We send a numbered, dated SOW within 24 hours of the walkthrough.
- Bid below cost to win a contract. If we can’t service the contract at the price, we say so.

A 30-minute property walk, a written scope, a fixed annual price, a signed agreement, a schedule on file. Same week, usually.
