Aventura is heavily vertical: 20–40 story residential condominiums with amenity podiums, valet porte-cochères, garden-level pools, and tower glass. The work here is schedule-driven and B2B.
What’s specific to Aventura.
- Porte-cochère cleanings — the entry feature gets the most foot and tire traffic of any common area. Pressure-cleaning + oil stain treatment, typically quarterly.
- Podium decks — pool deck, amenity lawn pavers, garden areas. Annual or bi-annual on contract.
- Garage entries — concrete deck wash, dirt-tracking pad treatment, oil zones
- Salt-air — closer to the water; same considerations as Key Biscayne for aluminum
Williams Island, separately.
Williams Island has its own gate, its own concierge access, and its own quirks. We’ve been through the access protocol enough times to make it smooth. Insurance documentation and ID on file with management.
