The oldest, leafiest, slowest part of Miami.
The Grove’s two defining surface conditions are banyan tannin and lanai mildew. Banyans drop nothing visible — but their roots and bark exude a tannin that runs off in rain and stains everything below in red-brown streaks. Lanais, screened in for the canopy bugs, hold mildew on every square foot of mesh.
What’s specific to the Grove.
- Banyan tannin — every Grove driveway, paver patio, and walkway has it. Requires an oxalic acid pre-treatment.
- Historic stucco — older homes (1920s–1950s) often have lime-based stucco that needs gentle chemistry; modern Portland-cement stucco is more forgiving.
- Screened lanais — soft-wash inside and out. We sweep the screen for old leaves first.
- Tile + shingle mix — varies by era of the home.
The Grove is also where the trade-offs of soft wash vs. high pressure are most visible: a 1932 home with original keystone cladding cannot take a pressure washer. We have several restoration-grade chemistries for surfaces this fragile.
