Concrete the way it left the plant.
A driveway in Miami sees three enemies: oak/palm tannin (red-brown streaks), tire residue (black), and biological growth in the texture pores (green-black). The job is to remove all three without etching the concrete or leaving the wand marks every amateur leaves.
We use a surface cleaner, not a wand. That’s the single most important detail. A surface cleaner is a flat 16–24” rotating attachment that holds the spray nozzles at a fixed height and angle and rotates. The result is uniform — no overlapping stripes, no missed spots, no etching.

What we don’t do.
We don’t seal concrete by default. If you want a concrete seal — gloss or matte penetrating — we quote it separately. A clean concrete surface needs to be fully dry (24+ hours in Miami summer humidity, sometimes more) before any seal will bond, so it’s almost always a return visit.
We don’t repaint faded driveway lines. Different trade.
Frequency.
Most Miami driveways need attention every 12–18 months. Under a tree canopy or with sprinkler over-spray, every 6–9 months.
