Coral Gables was master-planned in the 1920s with Mediterranean-Revival architecture as its through-line, which means most homes here have barrel tile or flat tile roofs — surfaces that demand a soft-wash approach and a specific chemistry to protect the pigmented body of the tile.
The Gables also has the most active HOA roof-cleaning enforcement in Miami-Dade. Many associations issue notices after black streaking is visible from the street. We work with several associations directly and individually with owners — same crew, same techniques.
What’s specific to the Gables.
- Barrel tile — the dominant roof. Pigment goes through the body, but the mortar caps are vulnerable. We use foam-padded walk boards.
- Banyan and oak canopy — tannin streaks on light-color driveways are universal here.
- Coral stone — common as cladding and patio surface. Pressure-sensitive; needs neutral pH chemistry.
- HOA covenants — we know which sections of which associations require what, and we file the cleanings.
